5 Signs You're Hiring the Wrong Pergola Contractor in South Florida

Hiring the wrong pergola contractor in South Florida can cost you fines, a failed inspection, or a structure that fails in the first hurricane. Here are the 5 red flags to catch before you sign.

A custom pergola here is a structural investment, not a backyard accessory. HVHZ wind codes, salt-air corrosion, strict permitting and sudden tropical storms leave little room for a bad hire.

Use this checklist when you compare installers in Miami-Dade, Broward and Palm Beach.

1. They Say You Don't Need a Permit — or Ask You to Pull It Yourself

This is the biggest red flag in Florida contracting.

  • "It's just shade, no permit needed." False. Any permanent structure attached to a foundation or your home needs engineered plans and municipal approval.

  • "Pull an Owner-Builder permit and save money." You take on 100% of the legal, financial and structural liability. If a worker is hurt or the structure fails inspection, you are responsible.

Why it matters: unpermitted work means stop-work orders, fines, problems when you sell, and possible denial of insurance claims after a storm.

2. They Don't Hold Their Own Contractor License

A custom pergola typically requires a General Contractor (CGC/CBC) or a Specialty Structure license.

  • The rented-license trap: some sales companies borrow the license of a contractor who never visits your property.

  • No insurance: without general liability and workers' compensation, property damage or injury claims can land on you.

Verify it: search the company name on the Florida DBPR website. Confirm the license is active, matches the company, and that liability and workers' comp coverage are current.

3. They Subcontract the Entire Installation

Many outdoor companies are sales teams only. After you sign, they hand the job to the lowest bidder. Compare what you get:

In-house installers

Outsourced subcontractors

Trained on the specific pergola system

Generic crew: fences one day, pergolas the next

Accountable to the company's quality control

Inconsistent craftsmanship and finishing

Clear communication on timeline and site safety

Sales and field teams don't talk to each other

One warranty, one service response

Finger-pointing when something needs fixing

4. No HVHZ Engineering or NOA Documentation

Miami-Dade and Broward require products with a Notice of Acceptance (NOA) or engineer-sealed calculations proving resistance to wind loads of roughly 160 to 180+ mph.

  • Generic specs: off-the-shelf kits or basic wood frames without engineered hurricane ties fail local inspections.

  • Weak foundations: a pergola is only as strong as its anchors. If nobody evaluates your slab or designs engineered footings, the structure is exposed in high winds.

Ask for: the NOA or FBC approval number for the exact product, and the engineer-sealed plans.

5. Vague Quotes, Vague Warranties, Vague Timelines

A reputable contractor gives you a full scope of work before taking a deposit. Watch for:

  • Unusually low quotes. Permit fees, engineering, footings or electrical often get left out, then added later as change orders.

  • "Lifetime warranty" with nothing in writing. Terms should separate coating, structural and labor coverage.

  • No permitting timeline. City departments can be slow, but an experienced contractor tracks each stage and gives realistic milestones.
